How it works

Four steps. We do the first three; you do the fourth.

You pick the rivals

The specific listings a guest would be choosing between when they choose you — usually five or six, and you already know which ones they are. Not a whole market, and not a radius.

This is the part every other tool gets wrong by being generous. Watch a whole market and you get an average, and an average tells you nothing about the cabin with the same hot tub and the same view forty metres away.

We watch, twice a day

Price and availability, morning and evening, for every date in your window. What we're looking for is a change big enough to matter — and, just as importantly, a change that holds. A price that dips and recovers before dinner was never a threat.

You get a flag

On WhatsApp, because that's where you already are, and because an email about a Friday in September is an email you'll read on Monday.

A flag says four things: who moved, by how much, what it means for the dates you care about, and a number we'd suggest. The suggestion is anchored to the floor you set and the occupancy you're carrying, so it is arithmetic you can check line by line.

If your floor is €135, you will never see a suggestion of €129. Not once.

You decide

Approve, change the number, or ignore it. Ignoring is a perfectly good answer and it happens often — you know about the wedding, or the roadworks, or that this particular rival always panics in the shoulder season and puts it back up on Thursday.

When you approve, you get a deep link straight to that date in your calendar so the edit takes a few seconds. We don't hold your login and we don't need it. A one-click push through a channel manager is the obvious next step, and it's coming — but it will always be something you switch on, not something you discover has been on.

Fair questions

  • Do you need access to my Airbnb account? No. Today Nightflag never touches it — you get a link and make the change yourself.
  • What if my rivals don't move much? Then you'll rarely hear from us, and you'll have lost nothing. Quiet is a legitimate outcome.
  • Is this dynamic pricing? No. Dynamic pricing sets your rate. Nightflag tells you something changed and waits.
